We got a bit of bummer news today whilst selling our house. When we bought it, we knew the roof had about 9 years of life left in it. Well, now it turns out it has 2 years or less left (it accelerated due to wind and hot weather), and we are going to have to replace it in order to sell the house out of pocket. It's going to throw good money away, but it'll be necessary to get to the all-important closing ceremony so I can get on with my new life in Northern Colorado.

New roof started yesterday at a building I manage. Was wooden shingles that had a few more years left on em, but insurance won't fully cover us until it changes.
Went pretty well during the tear off, just one little foot through the ceiling, and barely any dry rot.
Would you paint the end of ornamental rafter tails (on a 90 year old building) before the new gutters go on?
